What is Multifamily+ Photoshoot?

Multifamily+ is a series of commercial photography services dedicated to the busy multifamily commercial real estate investment broker looking to easily produce a high-quality visual presentations of client listings. Multifamily+ currently features three photographic components: exteriors, interiors and aerial. Just schedule your photography session and let us know what services you need and, within about 24 hours after your photo session you can download a set of commercial quality image files to use in any presentation including online listings, brochures, and slideshows.

What do I need to schedule my property photo session?

Accepted Answer

Your name, your company, phone number and email address. You need the address of the property you would like to have photographed. Most clients have a general time when the property will be available to photograph. I will respond to your initial request and co-ordinate with you to determine an exact time. How far in advance should I book my property photography session?

Accepted Answer

Although I can schedule a photo session in as little as 24 hours, for best results, plan your photo session about a week ahead.

How long does it take to photograph a multifamily property?

Accepted Answer

It depends on the size of the property and the number of services you order. It also depends on the size of the complex and any challenges the location might present. Count on your photo session to take about two to three hours. It takes about 20 minutes to a half hour to photograph vacant interiors. It takes about 45 minutes to photograph a furnished apartment. Drone work takes about 30 to 40 minutes. Exteriors can take 45 minutes to an hour. Club house and other amenities about 30-40 minutes.

Who needs to be in attendance during the photoshoot?

Technically, there is no need for anyone to be present when I photograph the property.  Some areas require access and I may need someone to unlock a door or gate. It can also be a good idea to have an escort show me the location of certain areas or to speak to any concerned residents I might otherwise encounter alone. On the other hand, I have photographed all three components of my multifamily service unchaperoned. I can check in at the office; the manager can provide me with keys to all the important areas that need to be photographed; and I can find my way around.

How do I use the image files?

Accepted Answer

The photos are delivered as a “.jpg” image file. This file format can be used in almost any application where you are able to display photos. For example, you might upload the image files to include with a property listing on an online listing service. You can also use the photos in presentations and brochures and are compatible with any popular presentation and graphic design software.

How are the photos delivered?

Your photos will be posted to a gallery dedicated to your project. When the photos are ready you will receive an email with a link that will take you to the gallery. Anyone can view the images in the gallery but you must be logged in to download the image files. The images are delivered in “.jpg” format.

I work with an associate who handles marketing for my listings. Can he or she download the photos?

Of course! Just send me the email of anyone you would like to access the photos and I will make the photos available. He or she will receive an email from me with a link to the gallery. Just remember that you must be logged into my website to download the images.

Question 10

The sale of our complex is not something our clients want the residents and staff to know. Can you be discreet in your work so they won’t know the complex is for sale?

Accepted Answer

Of course. My discretion, however, is limited by the nature of the work. If I don’t make contact with someone on the premises who is at least knowledgable of my activity then I might run into problems. The best practice is to explain to the manager on duty that I will be taking photos for ‘marketing.’ These are residences where people actually live so they may have some concerns about their privacy. Further, if management is not aware and I cannot introduce myself before I begin to work then it is natural for management to develop concerns about security.
